Upon its engagement of Real Estate Resources as Property Manager, we will prepare to assume property management duties and responsibilities.
This preparation includes meeting with Trustee(s)/Director(s)/Owner(s) to identify areas of their concern. After an initial on-site inspection and evaluation, we would initiate the following start-up actions (as applicable):
This preparation includes meeting with Trustee(s)/Director(s)/Owner(s) to identify areas of their concern. After an initial on-site inspection and evaluation, we would initiate the following start-up actions (as applicable):
- Take immediate control of the property by obtaining keys and securing all records.
- Notify all owners, vendors and utility companies of a change of management and provide pertinent information.
- Immediately take action to secure and/or correct conditions which are either (a) causing liability exposure, (b) are in violation of local, state, or federal requirements, or (c) which are detrimental to the preservation of the property.
- Meet with any existing management personnel currently involved with the property and establish all control and reporting responsibilities and requirements.
- Implement maintenance programs geared to the specific needs of the property.
- Inspect all areas and evaluate condition of vacant units or vacant space.
- Document property condition (physical and administrative).
- Review documents, existing budgets and past financial statements.
- Conduct a routine inspection of the property and prepare a summary report of property activity and conditions observed.
- Administer all rules, regulations, and restrictions necessary for efficient operation of the property and for the comfort and security of the tenants.
After review, additional recommendations will be developed and addressed in a written Management Plan, presented to Trustee(s)/Director(s)/Owner(s) and implemented as agreed upon.
