Industrial Properties: land and facilities used in the manufacturing and the storage and shipment of goods.
We put into practice preventive maintenance compared to corrective maintenance. We try to head off potential “future” problems by anticipating needed repairs before any damage can occur.
Among the services we can provide are:
Keep ourselves informed and up to date on rules, regulations, and laws administered by the city, state, government, and federal authorities.
Abide by and administer policies already set in place, such as House Rules, Bylaws, Offering Plan, Blueprints, Specifications, etc.
Be familiar with the layout, location, construction, character, plan and operation of the lighting, heating, plumbing, ventilation systems, elevator, and other mechanical equipment where applicable.
Go through the entire process of bidding, hiring, paying, and supervising all persons and/or companies necessary to be employed in order to properly maintain and operate the property and exercise the authority to discharge any contractor who may perform substandard work or unethical activities.
Maintain the upkeep of the property in the condition which the client desires, including interior and exterior cleaning, necessary repairs and alterations such as electrical, plumbing, steam fitting, carpentry, masonry, elevator, and decorating.
In case of an emergency, employ our experience in handling the situation.
Recommend/suggest and work with client to comply with rules, regulations, and laws of city, state and federal authorities to avoid material violations and to assist in the filing of necessary paperwork with these authorities.
Recommend/suggest and work with client to enhance the value of the property.
Enter into contracts for electricity, gas, steam, air conditioning, water treatment, elevator, telephone, cleaning, rubbish removal, fuel oil, detective agency protection, vermin extermination, etc.
Negotiate agreements and purchase supplies necessary to maintain the property.
Hire and oversee employees of the property.
Collect maintenance/rents while establishing and maintaining separate, accurate and complete accounting records and books.
Budget and control expenses and confirm that bills are paid on a timely basis.
Oversee all aspects of the leasing process.
Advise the client on insurance including fire and hazard, business interruption, contents and personal property, liability, casualty, surety bonds, boiler and machinery coverage, etc.
Work hand-in-hand with real estate engineers, lawyers, accountants, architects, etc.
List and offer to rent, lease, or sell property upon the request of the client.
Accept applications, references and credit reports from prospective tenants.
Distribute necessary notices.
In a nutshell, essentially making sure the property is running "smoothly."
